Transitory Rental Discussions

Owner requirements:

  • Rent on co-owner's (spouse of owner) name. Only one name on agreement.

  • Notice period will be 2 months.

  • Delay of rent causes automatic termination of lease in 1 month.

  • Depost of 4 months rent.

  • Installation of RO, Dishwasher, Washing Machine, Mandir, TV is approved by owner. The charges will be below Rs. 5000 and borne by the tenant.

  • Any expense of fixing leakages floor/wall/ceiling will be borne by owner.

  • Take pictures of items that are not new/tip-top.

  • First 2 A/Cs that stop working will either be serviced OR replaced by tenants own A/C. In case the original A/Cs are replaced by tenant's A/C, old A/C will be taken by owner (or disposed off by tenant if not taken back in stipulated time).

    • Tenants can take back their A/Cs when vacating.
    • Maintenance (includes servicing charges) of A/C will be taken care off by tenant.
  • Annual escalation of rent - 10% every year.

  • Agreement expenses will be 50-50 by owner and tenant.

  • Society fees goes towards tenants (Moving in = 2000, Moving out = 2000).

  • Appliances/Furniture that fit in the lift are allowed.

  • Lock in period - 6 months.

  • Tenants will check if everything (A/C, geyser, power supply, drainage) is functioning correctly or not in the "1st week of moving-in". If anything needs fixing, the charges will be borne by owner.
